JOB SUMMARY

Salary Range: $50,000 - $70,000

We have an exciting opportunity for a Resident Director to join The Liberty in Pompton Lakes, NJ. The Liberty features 64 affordable one-bedroom apartments designed for seniors and veterans.  The Resident Director is responsible for the overall leadership and day-to-day management of The Liberty, ensuring efficient operations, regulatory compliance, and a safe, welcoming community for residents. This role oversees program operations, staff, property administration, rent collection, and resident relations while promoting high quality housing, resident independence, and exceptional customer service. The Resident Director works collaboratively with residents, staff, contractors, and community partners to maintain compliance with HUD and other applicable regulations and to support the successful operation of the community. Strong communication skills are required. Proficient in Microsoft 365 applications, including Outlook, and Teams to support daily communication, documentation, scheduling, and team collaboration. Demonstrates compliance with the CH ASPIRE Standards of Performance.

 

Competencies:

  • Provides leadership and oversight for the overall operation of the community, ensuring effective daily operations and compliance with organizational policies, HUD, Section 8, and other applicable regulatory requirements. 
  • Directs all aspects of community operations including administration, occupancy, resident services, maintenance coordination, safety, housekeeping, and contracted services. 
  • Develops, implements, and maintains community procedures, guidelines, and operational practices to ensure consistent service delivery and compliance. 
  • Supports preparation and organization of documentation required for regulatory inspections and actively participates in the inspection process. 
  • Oversees occupancy activities including leasing, waitlist management, tenant file compliance, certifications, and maintaining program eligibility requirements. 
  • Oversees and ensures completion of annual recertification procedures for residents in compliance with HUD, Section 8, and applicable program guidelines, including documentation collection, review, approvals, and lease updates. 
  • Ensures timely rent collection, monitors delinquent accounts, and follows established procedures to address outstanding balances. 
  • Provides supervision, direction, and support to community staff, promoting accountability, teamwork, and effective performance. 
  • Conducts regular staff meetings, provides coaching and feedback, and identifies training needs to support staff development. 
  • Works collaboratively with maintenance staff to ensure timely completion of work orders, preventative maintenance activities, unit readiness, and building safety standards. 
  • Maintains a safe, welcoming, and resident-focused community by addressing resident concerns, resolving conflicts, and promoting resident independence and quality of life. 
  • Develops and maintains relationships with community agencies, service providers, and other resources to support resident needs. 
  • Assists in the preparation of the annual operating budget, reviews financial reports, and makes recommendations to support financial goals.
  • Reviews operational reports and identifies opportunities to improve efficiency, resident satisfaction, compliance, and overall community performance.
  • Provides oral and written reports, recommendations, and updates to leadership regarding community operations, challenges, and accomplishments. 
  • Participates in organizational meetings, department meetings, and special projects as assigned. 
  • Assists with the successful transition and opening of the community, including staffing, resident move-in coordination, operational setup, policy implementation, and establishment of community standards. 
  • Establishes positive relationships with residents, staff, vendors, and community partners during the initial lease-up and stabilization period. 

 

Schedule: Full Time, 8am-4pm Monday - Friday.

 

Education: Bachelor's degree from an accredited college or university.

QUALIFICATIONS/REQUIREMENTS

Qualifications:

  • General office/administrative experience/Housing Experience.
  • Strong interpersonal and communication skills.
  • Leadership skills are necessary for directing staff and overseeing projects.
  • Demonstrate research and proofreading skills to ensure all materials are high-quality and accurate.
  • Must demonstrate the ability to work well with residents as well as the professional and maintenance staff.
  • Must have patience, tact, a cheerful disposition and enthusiasm as well as the willingness to handle difficult residence and their families.
